Replacing original features to period property + new timber sash windows

We removed the atrocious and completely out of keeping with the rest of the area window and opened up the structural opening to allow the stonemason to install newly produced masonry columns and surrounds to match the look of the other properties in the area.

Our joiners fabricated and installed the new timber sash windows and the decorators made good the pebbledash externally and renovated and redecorated the original cast iron guttering and the pebbledash

Internally the made good the plastering and redecorated the front room entirely as well as the new timber sash windows and masonry surrounds.

We think this is a massive improvement as do the clients.

Highlights

This Project was a complete rip out and renovate of the existing 2 story terraced property with a ground floor side return extension and a loft conversion.

The side return included a generously sized skylight , new large open plan  kitchen / dining area with tiled floors over underfloor heating with new sliding rear doors and a large fixed pane window looking over the garden and the new eco friendly long lasting composite decking.

Walls were removed and moved with all the necessary structural work required.

The new hallway wall had 2 sections of glass block walls installed letting the sunlight flood the property through the newly replaced timber sash windows to the front of the property , and the corridor included a new wetroom to one side and a compact utility cupboard with double stacked tumble dryer and washing machine smartly concealed behind sliding doors.

A new staircase was installed from the ground floor up due to historic woodworm issues which we used a 3rd party specialist subcontractor to treat prior to the new timber installations.

New timber flooring was fitted throughout all but the wet areas and was finished with clear Osmo oil to let the timbers natural beauty shine through.

The first floor bathroom was completely renovated with smart new tiled finish

The rear of the property has all new upvc doors and windows installed and skylight with solar powered blinds was fitted to the new bedroom created in the loft conversion.

Loft fit out

We fitted out this loft conversion after the company that started it was kicked off the job by the client for poor performance, so we started with the shell / roof of the loft conversion already in place and carried out the internal fit out only.

We fitted all the 2nd fix electrical items (switches / sockets / lighting) as well as  fitting electric underfloor heating to the entire area of the new loft, and in the main area we installed  dark oak flooring laid in a herringbone pattern.

We fitted the shower room and tiled it with striking green encaustic tiles to floor and some wall areas , whilst our specialist subcontractor finished the remaining walls and ceiling areas with a luxurious tadelakt finish.

We hung wallpaper with intricate feather patterns to the external shower room walls  and surrounding area walls, and finished the walls, ceiling , skirting boards,bedroom door and the bespoke headrest with little greene paint finishes.

Bespoke joinery cupboards were installed as well as bespoke glazing for the shower room door and the large windows looking out to amazing view of the London skyline and the serene enclosed garden areas below.

We carried the same herringbone flooring out into the loft landing area and down throughout the first floor landing.

New striped carpets run from ground floor up to the loft landing area and additional decorating was carried out to all the 1st floor bedrooms + bathroom

A complete bathroom renovation with a new UPVC obscured glass window.

The room was rewired with an new extractor fan, shaver socket and powered wall cupboard, basin with vanity unit, shower enclosure with shower mixer valve and head, standalone bathtub, close coupled WC, with floor to ceiling tiling throughout

Project 3

A large basement fit out project + a complete renovation of the existing ground floor.
Basement contains open plan home cinema / mini gym / living area, utility room, storage room with wine cabinet, wet room and bedroom with built in storage.
Walk on glass internal and externally,  a mix of wooden flooring and tiling throughout the basement and ground floor with underfloor heating throughout.
A mix of glass doors (French and sliding) + a roof lantern, a new bespoke kitchen/ study/ cloakroom and office as well as the entrace hall being renovated on the ground floor as well and landscaping to the front and back of the property with tiling/ fences, artificial turf and rendered walls.
